EPCs in Truro
Energy Performance Certificates for homes in Truro, Probus, Tregony, Grampound, Perranporth, St Agnes, Chacewater and the villages around them, from a domestic energy assessor accredited through ECMK and Quidos. For sales, lettings and the heat pump grant. Every enquiry gets a reply from Matt.
The homes round here
Truro has the widest range of housing in mid-Cornwall: Georgian and Victorian terraces near the centre, flats above shops and in converted buildings, inter-war semis, and the estates that have grown on every side of the city. Out towards the coast and the villages the stock turns older and more often off the gas grid.
A Victorian terrace and a new-build on the edge of the city are assessed the same way, but the evidence we need is different. For older homes we look hard at wall construction, loft insulation and what the heating actually is, because those three decide most of the rating.
When you need an EPC
An EPC is needed when a home is sold or let, and the rules say it has to be commissioned before the property goes on the market. A certificate lasts ten years. Privately rented homes in England and Wales have to be rated E or better unless an exemption is registered, and the government has confirmed they will need to reach the equivalent of EPC C, with a 2030 compliance date. The Boiler Upgrade Scheme needs a valid EPC before an installer can apply for the heat pump grant.
You do not need an EPC to remortgage, although some lenders ask for one. If you are not sure whether you need one, check the register below: it shows whether the home has a certificate, its rating and when it runs out.
What the register says about your properties
Enter a postcode and see what the public EPC register holds for each address there: the rating, when it was lodged and the heating. Tick the homes that are yours, add the next postcode, and the summary tells you where your homes stand against the 2030 standard and the heat pump grant. Then ask us to review them.
Tick the homes you own or manage. The register lists every home at a postcode, not just yours.
| Yours | Address | Rating | Lodged | Heating | Certificate |
|---|
EPCs can be out of date or wrong. A certificate lasts ten years, and the register only shows what the last assessor recorded. Treat this as a starting point, not a verdict. Scheme figures checked 20 October 2026.
Take the register with you
Keep what you have ticked. It arrives by email as a PDF within minutes.
The summary table and what the register implies for your homes: the 2030 standard, expired certificates, the heat pump grant.
A page for each home: walls, roof, floor, windows, heating and hot water as the register records them, the measures it lists with its indicative costs and the rating each would reach, and what we would look at on a visit. £3 a home for the first 10, £2 from 11 to 50, £1 above that.
Questions people ask
How long is an EPC valid?
Ten years from the date it is lodged. A certificate over ten years old is no longer valid, and a home that has had works since the last one may be worth reassessing anyway, because the old rating will not show them.
The rating looks worse than the house. Can that be fixed?
Often, yes. Older ratings are sometimes built on assumptions about the walls, the loft or the heating that a visit can replace with evidence. If you have paperwork for insulation, new windows or a boiler, have it ready. We record what is there and the rating follows from that.
Do you do EPCs for estate and letting agents?
Yes. For an agent with a steady flow of sales and lettings we collect keys from the office, visit, and send the certificate and the documents straight to you. If you want to set that up, ring or email and ask for Matt.
Is a listed building exempt?
Not automatically. A listed building only falls outside the requirement where meeting the minimum energy standards would unacceptably alter its character or appearance. If you are not sure, ask, and we will say.
What if the home is close to the minimum rating for letting?
We say so, and we say what would lift it. Matt is also a retrofit assessor, so if the home needs more than an EPC, the same visit can be the start of a retrofit assessment and a plan the funding will accept.
What does it cost?
It depends on the size and type of the home, so we give a figure when you ask. Ring 07435 121700 or use the form below and you will have one the same day Matt reads it.
