Services
Four things we do. For each: what it is, what you get, who it is for and what we need from you. No prices here, because every job is priced on what it actually involves. Ask and you will get a figure.
What we do
Retrofit assessments and EPCs
A PAS 2035 retrofit assessment of the property: condition, construction, heating, ventilation and the occupier's circumstances, recorded to the standard a retrofit project and its funder require. The property is modelled in RdSAP and the EPC is lodged on the register. Floor plans are drawn where the job needs them.
| What you get | Detail |
|---|---|
| Retrofit assessment report | PAS 2035 assessment with photographs, condition notes, ventilation assessment and occupancy details |
| RdSAP energy model | The property as it stands, lodged as an EPC through ECMK or Quidos |
| Floor plans | Where the project needs them |
| Who it is for | Landlords and owners who need a current, defensible EPC; coordinators and installers who need an assessment they can build a project on |
| What we need from you | Access with the occupier present, and what you already know about the property |
Modelling before you commit
We tell you whether a job stacks up before anyone spends money. The property is modelled as it is and as it would be after the proposed measures, so the funding, the saving and the compliance position are known at the start, not discovered at the end. Where the existing EPC is wrong, we say so with evidence. Where a measure needs an exemption, we document it.
| What you get | Detail |
|---|---|
| Pre- and post-improvement models | Both models, with the measures and specifications listed, and the ratings and scores each produces |
| Funding viability | Which scheme applies, what it will fund, and whether the numbers work for everyone involved |
| Variance statement | Where our assessment differs from the existing EPC: what differs, why, and the evidence |
| Exemptions evidence | Where a measure cannot or should not be installed, the case for the exemption, documented for the coordinator to sign off |
| Who it is for | Installers and coordinators pricing a job; landlords deciding whether to proceed; housing providers who need the position to stand up to audit |
| What we need from you | The address, the proposed measures, the existing EPC if there is one, and the scheme the job is going through |
Portfolio and estate surveys
The whole stock looked at together. A desk review of the register, surveys in batches, a report for each property and a summary for the portfolio that puts the homes and the measures in an order you can budget for, with the funding route for each. One point of contact from the first list of addresses to the last completed job. The landlords and estates page sets out how a portfolio job runs.
| What you get | Detail |
|---|---|
| Portfolio desk review | Every address checked against the EPC register: rating, date, heating, floor area, gaps and risks |
| Per-property report | Condition, energy model, suitable measures, costs and funding |
| Portfolio summary | Priorities, phasing and funding routes across the stock, in a form you can take to a board or a budget meeting |
| Who it is for | Private landlords, portfolio managers, managing agents, rural estates and land agents, housing providers |
| What we need from you | Addresses and postcodes, what you hold on each property, access arrangements and the shape of your budget |
Compliance support for coordinators and installers
When an audit comes back with findings, when a scheme provider raises a query, or when a design needs the assessment and modelling behind it done properly. We keep clear compliance records and prepare evidenced responses to scheme-provider and TrustMark audit findings. We also assess compliance and commercial risk before a job is taken on, so the problems are found while they are still cheap. Designs and coordination are signed off by the chartered Retrofit Coordinator we work with; Seren does the assessment, the modelling and the groundwork.
| What you get | Detail |
|---|---|
| Audit-fail review | Each finding answered with evidence, or an honest note of what cannot be answered |
| Evidence pack | Photographs, measurements, models and statements assembled in the order the auditor will look for them |
| Supplier-query response | A written, referenced answer to a scheme provider's query on a job |
| Groundwork for designs | Assessment, modelling and the ventilation and fabric evidence a Retrofit Designer needs, ready for a qualified RC to sign off |
| Pre-tender site surveys | Site surveys and condition reports for refurbishment tenders, including domestic property refurbishment tenders for a tier-one contractor |
| Who it is for | Retrofit coordinators, installers, scheme managing agents and contractors bidding for refurbishment work |
| What we need from you | The audit report or query, the project file as it stands, and who is coordinating the job |
We don't install. We assess, model and evidence. If you want an installer, we can introduce one. Need an installer?
